how to apply

Subsidized Requirements

1. Must be 62 years of age or older. A married couple or two
unrelated people are eligible if one person is 62 years or
older. Those under the age of 62 can apply for barrier-free
units only in Hechtman I, Prentis Phase II and Teitel
Jewish Apartments.

2. Applicants must meet income guidelines and have
supporting physician documentation detailing how the
prospective resident's mobility impairments require the
special design features of these units.

3. Once an applicant is accepted and becomes a resident
of a JAS subsidized building, all applications for other
JAS subsidized buildings are cancelled. However,
applicants can transfer from a market-rate to a subsidized
unit within JAS.

4. There is a $50 non-refundable application fee for Meer
subsidized units.

5. Annual income must fall below the allowable income level
for the building selected. The United States Department
of Housing and Urban Development (H.U.D) regulates
these allowable incomes which are subject to change.
The maximum levels are listed below.

6. If a person's income exceeds the requirements at the
time of financial interview, the application can NOT be processed.

Priority will be given to "extremely low" applicants applying
for JAS buildings supported by HUD, with income levels
at or below $14,700 for one person and $16,800 for
two people.

Rents: Subsidized rents are based upon the applicant's
income, (except for the Meer and Hechtman II Jewish Apartments) are determined upon acceptance, and are updated yearly.
Residents eligible for a HUD rental subsidy pay
approximately 30% of their monthly income. Residents
eligible for a Meer or Hechtman II subsidized unit pay a fixed reduced rental fee, which is updated yearly.
